In early 2024, TUNBEE was awarded the building material supply contract for an 800-unit luxury residential complex in Guangzhou’s Baiyun District, one of the city’s fastest-growing residential areas. The project, developed by a leading Guangzhou-based real estate group, comprised 12 high-rise residential towers totaling approximately 320,000 square meters of floor space, with construction scheduled across three phases over an 18-month period.
The scope of supply was extensive, covering all building materials required for the project’s interior fit-out and common areas: approximately 180,000 square meters of polished porcelain tiles and natural marble flooring, 45,000 square meters of wood veneer wall panels for living and bedroom areas, over 8,000 units of sanitary ware including toilets, basins, bathtubs and showers from certified Guangdong manufacturers, and a full range of door hardware, kitchen fittings and electrical accessories.
One of the key challenges was the project’s phased delivery schedule. With three construction phases running concurrently and handover dates staggered across different towers, TUNBEE had to coordinate material sourcing and delivery from over 20 factory partners while maintaining consistent quality and specifications across all phases. The company deployed a dedicated project management team on-site, working closely with the developer’s procurement and construction departments to align material deliveries with the construction timeline.
Quality assurance was paramount. All materials underwent third-party laboratory testing for durability, fire resistance and environmental compliance. TUNBEE’s QC team conducted factory inspections prior to each shipment and performed random sampling inspections upon delivery to the construction site. The project also required all materials to meet China Green Building certification standards, a requirement that TUNBEE met by sourcing from certified suppliers and maintaining full traceability documentation for every batch of materials delivered.
The project was completed in July 2025, with all materials delivered on schedule and within budget. The developer praised TUNBEE’s ability to manage the complex supply chain across multiple construction phases, noting that the consistency of material quality across all 800 units was a significant factor in the project’s successful handover. The residential complex is now fully occupied and has received several industry awards for its design and construction quality.
